Jason’s Deli and Emergent Construction Technologies contracted for the Design-Build, Build-to-Suit construction of an 82,000 SF distribution facility on property located in Grand Prairie. The site selection was finalized after working with The City of Grand Prairie and negotiating very attractive tax incentives for Jason’s Deli. The startup schedule and project budget was realized in spite of two months of lost time due to rains and weather delays.
The completed facility provides 15,000 SF of low-temp freezer space, 13,000 SF of cooler space, 7,000 SF of refrigerated shipping docks, 35,000 SF of dry goods space, 8,000 SF of offices and 7,000 SF of miscellaneous space. The facility provides high efficient T5 lighting, energy efficient urethane insulation for the building roofing and cooled areas, high-efficient SEER 14 Freon compressors with White Reflective Thermal-Plastic roofing for reduced energy loads. The fire protection system for the freezer will be a dual action dry system. Dock doors include dock levelers, bumpers and dock lights.
The new distribution facility was constructed of site-cast tilt-up concrete panels for the dry goods spaces. The freezer cooler spaces were constructed using insulated metal panels with insulation and floor warming beneath the freezer floors. Under-floor heating was provided using heated glycol using poly tubing for heat transfer beneath the floors.
